Some of our projects don’t fit squarely into “bathroom” or “kitchen” renovations. And sometimes they’re not very glamorous, but can be maintenance items that avoid larger problems down the line. Either way we’re just as happy to complete them as well!

Exterior renovation
The facade of this Victorian weathered the storm of a basement level dig out and EQ retrofit. So it needed some love once the project was complete. We studied the moldings throughout the building and tried to match the existing trim work. Included were three window replacements, siding work, safely obscuring the concrete foundation and casting and pouring the pavers. We also selected the colors and light fixtures for this exterior project. (NoPa, San Francisco)
Custom wall molding
The homeowner wasn’t a fan of the closed off floor plan of this Victorian. So we removed the wall that separated these two rooms, including a fireplace (the original mantle had been removed many years prior). As part of the larger remodel of the home it was required that we perform a full EQ retrofit, which involved installing several shear walls. This meant we needed to remove much of the original molding – which we were very sad to see go. However, when the project was nearing completion we designed and installed a 30’ long and 13’ tall custom wall molding to help bring some charm back into the home. We also sourced and installed plaster medallions, similar to the original ones in the home. (NoPa, San Francisco)
Fireplace with new mantel
This homeowner wanted to refresh her fireplace. So we removed the old tile, installed new herringbone at her choosing and fabricated and installed a new mantel. (Grass Valley, Oakland)
New porch and siding
The porch of this 1920s home constantly had peeling paint, despite the homeowner constantly repairing. So they called us out to see what might be wrong. Upon inspecting the property we found that the porch was not properly ventilated, and the rains and garden kept the dirt beneath it damp, which was causing damage to the siding and the paint to peel. We cut into the siding and installed vents, repaired the dry rot and repainted. The homeowner reported no more problems! (Marin County)
Grill on deck
For this avid griller there wasn’t a great place for their BBQ with close access to the kitchen. Never fear! Despite the walkway being two stories above grade, we created a small bump out in the decking, nicely snuggled the BBQ in place and made sure the railing was reinstalled safely. (Rockridge, Oakland)
Cedar shingle repair
This cedar shingle home had a bit of water damage that we were able to repair for the homeowner. Once repairs were done we replaced the damaged shingles with new. (Crocker Highlands, Oakland)
Bocce ball court
With provided plans we constructed a bocce ball court. There’s a first time for everything! (Grass Valley, Oakland) 
Commercial shopping center renovation
Took over a 21,000SF commercial property with 50% vacancy. Repainted, re-roofed, repaired HVAC units, installed common area lighting, set up security system, oversaw overlay of 100+ parking lot and re-striping. Cleaned up 7 vacant units to prepare for new tenants, secured 2 new leases and transitioned property to new owners. (Carmichael)
